Section 01

Overview & scope

Frederic 3247, LLC (“Frederic 3247,” “we,” “us,” or “our”) is a private real estate holding company based in Burbank, California. We respect your privacy and are committed to handling personal information responsibly and in accordance with applicable law.

This Privacy Policy describes how we collect, use, disclose, and protect personal information in connection with our website at frederic3247.com (the “Site”) and our related correspondence and business activities. It also explains the privacy rights available to residents of California under the California Consumer Privacy Act, as amended by the California Privacy Rights Act (together, the “CCPA”).

This policy does not apply to information we collect offline, through channels other than the Site, or on any third-party website or service that may link to or from the Site. By using the Site, you acknowledge that you have read and understood this Privacy Policy.

Section 02

Information we collect

We collect personal information in a few limited ways. The categories and amount of information depend on how you interact with us.

Information you provide to us

If you contact us — for example, by emailing us, completing a contact or inquiry form, or otherwise communicating with us — we may collect the information you choose to provide. This may include:

  • Identifiers and contact details, such as your name, email address, telephone number, and mailing address.
  • Professional or property-related information, such as a company or entity name, your role, and details about a property, transaction, or opportunity you wish to discuss.
  • The contents of your communications, including any information you include in messages, attachments, or documents you send to us.

You are not required to provide this information, but if you do not, we may be unable to respond to your inquiry or correspond with you.

Information collected automatically

When you visit the Site, certain information may be collected automatically by our hosting provider and related technologies, including:

  • Technical and usage data, such as your IP address, browser type and version, device type, operating system, referring pages, the pages you view, and the dates and times of your visits.
  • Cookies and similar technologies, as described in the “Cookies & tracking” section below.

Categories of personal information under the CCPA

For California residents, the categories of personal information we may collect correspond to the following CCPA categories: identifiers; categories of information described in Cal. Civ. Code § 1798.80(e) (such as name and contact information); internet or other electronic network activity information; and inferences drawn from the above only to the limited extent applicable. We do not intentionally collect sensitive personal information through the Site, and we do not knowingly collect Social Security numbers, financial account credentials, precise geolocation, or similar sensitive data through the Site.

We collect personal information from the following sources: directly from you; automatically through your use of the Site; and from our service providers (such as our website host and email provider) acting on our behalf.

Section 03

How we use information

We use the personal information we collect for legitimate business purposes, including to:

  • Respond to your inquiries, correspond with you, and provide information you request.
  • Evaluate, discuss, and pursue potential real estate, holding, administration, or investment matters.
  • Operate, maintain, secure, and improve the Site and our communications.
  • Detect, prevent, and address technical issues, fraud, or misuse of the Site.
  • Maintain business records and comply with our legal, regulatory, and contractual obligations.
  • Establish, exercise, or defend legal claims where necessary.

We will use personal information only for the purposes for which it was collected, or for compatible purposes consistent with this policy and applicable law. We do not use personal information for automated decision-making that produces legal or similarly significant effects.

Section 04

Cookies & tracking technologies

Cookies are small text files stored on your device. The Site is designed to be simple and may use only those cookies that are strictly necessary for it to function and to keep it secure. Where applicable, we and our service providers may also use cookies or similar technologies to understand how the Site is used so that we can improve it.

Most web browsers allow you to control cookies through their settings, including to refuse or delete them. If you disable cookies, some portions of the Site may not function as intended. Because there is no common industry standard for recognizing them, our systems may not respond to “Do Not Track” signals; however, where required, we honor recognized opt-out preference signals such as the Global Privacy Control (GPC), as described in the “Sale & sharing” section.

Section 05

How we share information

We do not sell your personal information. We share personal information only in the limited circumstances described below, and only as reasonably necessary:

  • Service providers. We share information with vendors who perform services on our behalf — such as website hosting, email delivery, and information-technology support — under contracts that require them to protect the information and use it only to provide services to us.
  • Professional advisors. We may share information with our attorneys, accountants, auditors, and similar advisors as needed to operate our business.
  • Legal and safety reasons. We may disclose information if required by law, regulation, legal process, or governmental request, or where we believe disclosure is necessary to protect our rights, property, or safety, or that of others.
  • Business transfers. If we are involved in a merger, acquisition, financing, reorganization, sale of assets, or similar transaction, personal information may be transferred as part of that transaction, subject to this policy.
  • With your direction. We may share information at your request or with your consent.

In the preceding twelve months, the categories of personal information we may have disclosed for a business purpose are identifiers, the contact information described in Cal. Civ. Code § 1798.80(e), and internet or other electronic network activity information — disclosed to the categories of recipients listed above.

Section 06

Sale & sharing of personal information

Our commitment

We do not sell your personal information, and we do not share it for cross-context behavioral advertising, as those terms are defined under the CCPA. We have not done so in the preceding twelve months, and we do not knowingly sell or share the personal information of any individual.

If this ever changes, we will update this policy and provide any notices and choices required by law, including a clear method to opt out. Where required, we honor opt-out preference signals such as the Global Privacy Control (GPC) communicated through your browser or device.

Section 07

Your California privacy rights

If you are a California resident, the CCPA provides you with the following rights regarding your personal information, subject to certain exceptions:

  • Right to know and access. You may request that we disclose the categories and specific pieces of personal information we have collected about you, the categories of sources, the business purposes for collecting it, and the categories of third parties with whom we share it.
  • Right to delete. You may request that we delete personal information we collected from you, subject to legal exceptions.
  • Right to correct. You may request that we correct inaccurate personal information we maintain about you.
  • Right to opt out of sale or sharing. You may direct us not to sell or share your personal information. As noted above, we do not sell or share personal information.
  • Right to limit use of sensitive personal information. Where a business uses sensitive personal information for certain purposes, you may limit that use. We do not use sensitive personal information for purposes that trigger this right.
  • Right to non-discrimination. We will not discriminate against you for exercising any of your privacy rights.

“Shine the Light.” California’s “Shine the Light” law (Cal. Civ. Code § 1798.83) permits California residents to request information about disclosures of certain personal information to third parties for their direct-marketing purposes. We do not disclose personal information to third parties for their own direct marketing.

Section 08

How to exercise your rights

To submit a request to know, access, delete, or correct, you (or an authorized agent acting on your behalf) may contact us using the details in the “Contact us” section below. Please include enough information for us to locate your records and to verify your identity.

  • Verification. To protect your privacy, we will take reasonable steps to verify your identity before responding, generally by matching information you provide with information we hold. We will not use information collected for verification for any other purpose.
  • Authorized agents. You may use an authorized agent to submit a request. We may require the agent to provide proof of authorization and may require you to verify your own identity directly with us.
  • Timing. We will acknowledge and respond to verifiable requests within the timeframes required by applicable law. There is generally no charge to exercise your rights, though we may decline or charge a reasonable fee for requests that are manifestly unfounded or excessive, as permitted by law.
  • Appeals. If we decline a request, we will explain why. Where applicable law provides a right to appeal a decision, we will tell you how to do so.

Section 09

Data retention

We retain personal information only for as long as is reasonably necessary for the purposes described in this policy — for example, to respond to and follow up on your inquiry, to maintain our business and transaction records, and to comply with our legal, tax, accounting, and regulatory obligations. When personal information is no longer needed, we take reasonable steps to delete it or to de-identify or anonymize it.

Section 10

Data security

We maintain reasonable administrative, technical, and organizational measures designed to protect personal information against unauthorized access, use, alteration, disclosure, or loss. However, no method of transmission over the internet or method of electronic storage is completely secure, and we cannot guarantee absolute security. You are responsible for keeping any information you send to us, and any credentials you may use, confidential.

Section 11

Children’s privacy

The Site is intended for adults and for business purposes. It is not directed to children, and we do not knowingly collect personal information from minors under the age of 16. If you believe a minor has provided us with personal information, please contact us and we will take appropriate steps to delete it.

Section 12

Third-party links

The Site may contain links to third-party websites or resources that we do not own or control. This Privacy Policy does not apply to those third parties, and we are not responsible for their content or privacy practices. We encourage you to review the privacy policies of any third-party site you visit.

Section 13

Changes to this policy

We may update this Privacy Policy from time to time to reflect changes in our practices, technologies, or legal requirements. When we make changes, we will revise the “Last updated” date at the top of this page, and, where appropriate, provide additional notice. Your continued use of the Site after an update takes effect constitutes your acknowledgment of the revised policy.
